The Kailua Town Center project is the largest re-development undertaking by Kaneohe Ranch to date. With the expiration of several major ground leases, including the ARCO Service Station and Longs Drug Store, we were returned 3.3 acres of commercially zoned land in the center of Kailua.
The new project, called Kailua Town Center, was developed in two phases. The first phase of the construction efforts was on the “Hinano Way” side of the Center which included a new 30,000 square foot Longs Drug store, 2,618 square feet of prime retail frontage along Kailua Road, and a 427 stall, 3-story parking garage.
A master plan was developed to take advantage of this prime location and to address the inadequate parking situation. The elements of this plan included a new, larger and modern building for the Kailua Longs, retail shops on Kailua Road to create a more interesting street scene, pulling back the old Longs Building off of the road to create a centerpiece of the re-development, called Kainalu Plaza, bringing in new retailers with proven success in the Hawaii market (Pier 1 and California Pizza Kitchen) and converting unused 2nd floor space above the old Longs to much needed new office space.
To address the shortage of parking a 427 stall, 3 level parking structure was built to satisfy the requirements of both Kailua Town Center and the surrounding Kaneohe Ranch land holdings.
The second phase, which was completed in the summer of 2006, includes the 11,023 square foot Pier 1 Imports and the Kainalu Plaza and fountain. Our newest tenant, California Pizza Kitchen ASAP will open later this year with 700 square feet of outdoor seating and an additional 2,679 square feet of indoor space for dining.
On July 6th, 2006, Kaneohe Ranch welcomed community leaders, Kailua Town tenants, Kailua residents, and two award winning Hula Halaus to join in a blessing of Kainalu Plaza, a gathering place on the corner of Kailua Town Center featuring a stunning tiled fountain designed collectively by Kailua artists.
Art in public places in downtown Kailua continues to be a priority for Kaneohe Ranch. Windward resident and artist Douglas Williams was commissioned to create the parking garage visual graphics package, including four hand–carved art panels placed on the structure’s exterior. On the Longs building, ceramic tile murals created by Leah Rigg-Kilpatrick depict the vivid shades of blue and green found in the ocean waters surrounding Kailua. Along Kainalu Plaza, Kaneohe Ranch also positioned mosaic tile works created by Ms. Riggs depicting native Hawaiian fish and birds. The Kainalu Fountain is the centerpiece, finished in a mosaic tile and glass montage designed by both Ms. Rigg and Kailua glass artist, Geoff Lee.
